Impact of a Data Center on the local economy

“The impacts of data center development are real and long lasting. A state/community should be equally (if not more) motivated to recruit data center developments as it would any other typical economic development project. Incentivizing a 1,700-job corporate headquarters would have the same impact has incentivizing a $1 billion data center.

Data centers also have a significant positive impact on community development. They tend to require enhancements to infrastructure such as roads, water, sewer, and to a lesser extent power. This infrastructure development tends to support higher employment uses and, in some cases, accelerates employment growth that otherwise would not occur in the foreseeable future.

Although data centers tend to entail minimal job creation — generally in the 20- to 50-job range — this minimal job impact comes with minimal costs of services for roads and schools. Schools are not expected to experience much (if any) strain because of the lack of new students brought about by a data center development. Thus, overall, a data center can become a community’s single largest taxpayer. “

Douglas County Development

Hi neighbors,

I have been learning a lot about business development in Douglas County. Here are a few quotes and links that show that we live in an area full of growth potential. This means that the location of our homes is ideal. With that in mind, think about all factors when making decisions about your home. Below are some highlights that I found.

Google invests in $300M expansion of Douglas County data center

“A Nevada-based tech firm plans to build an enormous data center campus in metro Atlanta in what it describes as a “multibillion-dollar” investment in the Southeastern U.S. Las Vegas-based Switch said Thursday it will develop a more than 1 million-square-foot campus it calls “The Keep” that will be among the most advanced in the nation and the fourth in what it calls its “Prime” campuses in the U.S. Switch said it could eventually build more than one campus at an as-yet-undisclosed location in Douglas County.”

T5 is building a $100m data center in the Atlanta metro area
“Yet another project for the increasingly popular Douglas County”…
“T5 Data Centers is planning to build a 130,000 sq ft (12,000 sq m) data center on the outskirts of Atlanta, reports the Atlanta Business Chronicle. The facility will come at an initial cost of $100m, excluding future equipment upgrade costs.
“The chosen site, in Lithia Springs, Douglas County, is home to a number of major operators including Google, who invested in a $300m expansion of its campus in 2016, as well as being the chosen location for Switch’s mega campus, ‘The Keep,’ announced last year, and of CyrusOne’s projected three data centers totaling 440,000 sq ft (40,900 sq m) of technical space.”

Dallas-based CyrusOne to enter Atlanta data center market with $200 million project
“An unidentified company plans to develop a $206 million data center in Douglasville, Ga., home to Google’s 2 million square foot server farm. The expansion, codenamed Project Smart, is said to involve Dallas-based CyrusOne Inc. (Nasdaq: CONE), sources said.
In May, Atlanta Business Chronicle first reported CyrusOne’s plans to enter the Atlanta market with an up to 1 million-square-foot data center campus. A project of that size could involve an investment of up to $500 million, industry sources said at the time.” https://www.bizjournals.com/atlanta/news/2017/11/28/cyrusone-said-to-enter-atlanta-with-200-million.html, https://cyrusone.com/usa-locations/

Advantages of an HOA

The HOA provides the regulations and guidelines for the community. These standards are actions that must or should be done with the aim of preserving and enhancing the community’s property values. Often, they are appearance-oriented, dealing with cleanliness, condition, and repair. Sometimes they are designed to keep a uniform appearance to the included properties or the community as a whole.

On a more theoretical level, HOAs are symbols of self-governance and democracy. Who better to run a community than the people living in it—as opposed to some absentee landlord?
