Use Restrictions and Rules

7.2 Residential Use.

Each Lot shall be used for residential purposes exclusively. Leasing of a Lot for residential occupancy shall not be considered a business or business activity. No trade or business of any kind may be conducted in or from a Lot, except that the Owner or Occupant in residence at the Lot may conduct business activities within the house so long as the business activity:

(a) does not otherwise violate the provisions of the Declaration or Bylaws;

(b) is not apparent or detectable by sight, sound or smell from the exterior of the Lot;

(c) does not unduly increase traffic flow or parking congestion;

(d) conforms to all zoning requirements for the Community;

(e) does not increase the insurance premium paid by the Association or otherwise negatively affect the ability of the Association to obtain insurance coverage;

(f) is consistent with the residential character of the Community;

(g) does not constitute a nuisance or a hazardous or offensive use; and

(h) does not threaten the security or safety of other residents of the Community, all as may be determined in each case in the sole discretion of the Board of Directors.
